Installing a Perimeter Around an Occupied Property

On occupied multifamily and commercial sites the perimeter goes in without shutting the property down. The runway below shows how a phased install is sequenced — site walk, staging, fence runs around occupied buildings, then gate and access commissioning.

Why metal for commercial duty cycles

Materials Chosen for the Duty Cycle

Commercial and multifamily perimeters take heavy use over long service lives. Aluminum, steel, gabion, and block are chosen and detailed around the site — not sold as maintenance-free.

Durability for Long Service Lives

Steel offers strength, rigidity, and a substantial architectural presence where security and permanence matter. Aluminum brings coastal corrosion resistance and lower maintenance for lighter-weight perimeter and privacy runs. Gabion and masonry block add mass and a durable, low-upkeep wall option. Performance depends on design, materials, installation, exposure, and AHJ review.

Finish Systems for Site Exposure

Finish systems are selected around site exposure. Near the coast and in canyon-adjacent settings, coating systems, powder coat, galvanizing where appropriate, hardware choices, drainage, and realistic maintenance expectations are planned upfront so the assembly holds up in salt-air and high-exposure environments.

Lower Maintenance Over Time

Properly protected metal and masonry perimeters are designed for lower long-term maintenance than combustible fencing — with corrosion protection, finish planning, and refinish cycles set to the site conditions. Maintenance expectations are documented rather than promised away.

From first site walk to scheduled phases, the scope is written down before crews mobilize.

We walk the property, review existing conditions, layout, access, and exposure, and confirm what the perimeter and gates need to do.

Written Scope

You receive a written scope covering materials, finish systems, gates, wall connections, and phase boundaries — the basis for the estimate.

COI & Documentation

Certificate of insurance and any contract-required documentation are provided per contract before work begins.

STEP 04

Scheduled Phases

Work is sequenced into scheduled phases around occupancy and other trades, so the property keeps functioning through the install.

WUI-Adjacent Communities

For commercial and multifamily communities adjacent to the wildland-urban interface (WUI), non-combustible perimeter materials are worth planning early. We take a fire-conscious approach to material and layout selection, and defer to the authority having jurisdiction (AHJ — your local fire authority or building department) on defensible-space requirements. Do you work with general contractors?

Yes. We are a licensed contractor (CSLB #955154) and are set up to work as a fencing, gate, and wall subcontractor on commercial and multifamily projects. We work from your plans and written scope, coordinate scheduling around other trades, and provide documentation as required by the contract.

Can you provide a certificate of insurance (COI)?

Yes. A certificate of insurance is available per contract. Specific coverage limits, additional insured requirements, and documentation are confirmed as part of the written scope before work begins.

Do you schedule phased installs around occupied buildings?

Yes. For occupied multifamily and commercial properties, we can plan phased installs that keep access, egress, and resident circulation in mind. Sequencing, staging, and phase boundaries are set in the written scope so the work fits around occupancy.

Do you work with HOA boards on repaint and replace cycles?

Yes. We work with HOA boards and property managers on perimeter repaint, refinish, and replace cycles. We assess existing fencing and walls on site, document condition, and provide a written scope so the board can plan the work and budget.

Is there a minimum project scope?

We focus on commercial and multifamily perimeter fencing, gates, and wall work rather than one-off small repairs. The right fit is usually a full run, a security or access gate, a multi-property program, or a phased perimeter replacement. Tell us the property and scope and we will confirm whether it is a fit during the site walk.
